Buying a new-build apartment in Luxembourg costs more per square metre than buying an existing one, whatever the size. But the gap is not the same for every apartment. Using data from STATEC, we compared average prices per m² for existing apartments and new-build apartments sold off-plan (VEFA) across six size categories, based on the latest figures for the second quarter of 2026.
The big picture
Here are the average prices per m² in Q2 2026, by apartment size:
- Under 50 m²: existing €9,515 | new-build €12,300
- 50-70 m²: existing €8,405 | new-build €9,982
- 70-90 m²: existing €7,647 | new-build €9,338
- 90-110 m²: existing €7,153 | new-build €9,915
- 110-130 m²: existing €6,806 | new-build €8,876
- 130 m² and above: existing €6,314 | new-build €8,515
New-build always costs more
In every size category, new-build apartments are more expensive per m² than existing ones. The premium ranges from about 19% for 50-70 m² apartments to almost 39% for 90-110 m² apartments.
Smaller apartments cost more per m²
The smallest apartments are the most expensive. Under 50 m², new-build reaches €12,300 per m² and existing apartments €9,515 per m². As apartments get bigger, the price per m² falls. Existing apartments of 130 m² and above average €6,314 per m², about a third less than the smallest ones.
Where the gap is widest
The difference between new-build and existing prices is the smallest for 50-70 m² apartments, at about €1,600 per m² (around 19%). It is the largest for 90-110 m² apartments, at about €2,760 per m² (around 39%). Apartments under 50 m² also show a big difference in euros, at about €2,785 per m².
Prices have been fairly stable
Looking at the trend from 2022 to Q2 2026, the average price per m² has moved within a fairly narrow range for most sizes, and the new-build line stays above the existing line almost all the time. The under 50 m² new-build segment is the most volatile, with a dip late in the period before it rebounded.
About the data
Statistics are based on official transaction prices from selected notarial deeds, provided by the Registration Authority and enriched with cadastral data on apartment characteristics and size.
